Meeting the demand for industrial land
The economic conditions in the Edmonton area combined with the growth in the petroleum and petrochemical industries, and the needs of industrial land users have created an enormous demand for rail-serviced industrial developments.
Available Lands InventoryIn 2003, total vacant industrial zoned land in Edmonton was an estimated 8,400 acres (3,400 hectares), including 1,460 acres (590 hectares) of Industrial Heavy (IH) zoned vacant land and 300 acres (125 hectares) of Industrial Medium (IM). While overall absorption of vacant industrial land in the city was approximately 9 per cent, IH zoned absorption was over 20%. In 2004, absorption trends for both IM and IH land intensified dramatically, indicating a growing shortage of industrial lands throughout the city of Edmonton. This shortage has spurred an intense search for industrial lands to meet demand.
The 800 - acre Aurum Energy Park fills an enormous need in the region's industrial real estate sector. The site has some large unserviced lots still available and 5 - 200 acre rail-served lots available in 2007.
